Project & Client
Casa JuliAna is a real estate project that transforms a family home into a guest house and a restaurant. The house was built in the 1950s and belonged to Julio César Margain and Ana María Garciadiego, who were a physicist and a philosopher, respectively. They had two children, Analuz and Jorge, and four granddaughters. The house was full of books, pets, and classical music. It also hosted a traditional Christmas almond candy production for seven years. Julio César and Ana María passed away in 2021, leaving their legacy to their descendants.
The goal of the project is to create a multigenerational asset for the Margain family and to preserve the original architecture, design, and personality of the house. The ground floor is leased by a joint venture between Arca Tierra, Silo and Grupo Tuetano who will open a farm-to-table restaurant (Baldío) that will share the values of authenticity, local flavor, sustainability, and Mexican culture. The first and second floors have six short term rental units, some of which were the original bedrooms of the family. The rooftop features a
small outdoor living room with a view of the Reforma skyline and solar panels to reduce the carbon footprint.
The renovation started in March and concluded in October of 2023 and complies with the zoning rules of the Mexico City government, which promotes the active lifestyle of the neighborhoods and the strengthening of the local communities. Casa JuliAna is more than a real estate project; it is a tribute to a family’s history and a vision for a better future.

Jorge has more than fifteen years (two real estate cycles) of experience investing in, managing and disposing of real estate assets in Mexico. He has been involved in more than US$3B of total project value regarding acquisition, development, disposition, financing and asset management in most of the real estate sub-asset classes (e.g., industrial, residential (for-sale and for-rent), mixed-use, office, land development, among others).
Jorge has led fundraising efforts and investor relations as a real estate investment professional. His professional career has been mostly representing the interests of international institutional investors in Mexico. His track record is highlighted by his investment discipline and the optimal management of risk.
The objective of founding and leading Dragon Capital is to offer transparent and well-aligned real estate investment management and advisory services to institutional investors and family offices in order to achieve the best risk adjusted returns.
Since founding Dragon Capital in October, 2022, Jorge led the development of a mixed-use project (Casa JuliAna) located in the Condesa neighborhood in Mexico City which hosts a six-unit guest house (Casa JuliAna Pension) and a restaurant on the ground floor called Baldio (farm-to-table, fair-trade and zero-waste). Simultaneously, he is a consultant for the developer (Grupo Questro) who is the market leader of the Los Cabos market working specifically in one of the most relevant mixed-use projects of the area (Puerto los Cabos). From April to August of 2024 participated as an Independent Member of the Technical Committee of FIBRA Terrafina which was acquired by FIBRA Prologis in August 2024.
Prior to founding Dragon Capital, he led Ivanhoé Cambridge Mexico for more than five years, being responsible of investments and asset management regarding mixed-use (MIRA), office (Hines) and multifamily (Gran Ciudad) strategies. His responsibilities included the oversight (Member of the Advisory Board) of an investment in a real estate development company (MIRA).
Previous to his tenure at Ivanhoé Cambridge, he worked for PGIM Real Estate (f.k.a., Prudential Real Estate Investments) as Head of Transactions for Mexico, as a Senior Director at Tishman Speyer, Director of Tresalia Real Estate (member of the Board of Abilia), Associate at AREA Property Partners (f.k.a., Apollo Real Estate Advisors) and was an intern at AMB Property Corporation (now Prologis).
Jorge holds a Bachelor’s Degree in Economics from ITAM and an MBA from the Wharton School, University of Pennsylvania, where he is currently a member of the Latin America Wharton Executive Board.
He speaks fluent English and Spanish.
Mr. Bernal is a professional in the Real Estate industry with extensive experience in asset management and Real Estate analysis and investment.
He co-founded and currently co-leads Dragōn Capital, with the objective to offer transparent and well-aligned Real Estate investment management and advisory services to institutional investors and family offices.
With experience in diverse asset classes, Mr. Bernal has successfully managed different portfolios for a diverse array of clients. His expertise extends to large-scale development project structuring for land-owning groups, to executing projects related to asset and portfolio management for Latin American investors and owners domestically and abroad.
He served as the Country Manager for North America at Adlanto until 2023, where he oversaw the direction and operations of the European Real Estate group in Mexico and the United States. As part of his responsibilities, he led the transformation of the company's business model from an international development firm to a global asset management company, and also played an important role in the planning, design, and launch of the Adlanto Capital investment platform, facilitating investments in Real Estate development projects across Mexico, Spain, and the United States.
Prior to his last role, in 2006 he founded and served as CEO of BCA Asset Intelligence, a Real Estate intelligence firm. BCA merged with Adlanto in 2019, becoming the international group's Real Estate intelligence unit.
Earlier in his career, Mr. Bernal worked as an associate at Artigas Arquitectos, where he was responsible for urban planning, design, and supervision of residential and housing development projects, as well as hotel and mixed-use projects. He also gained valuable experience as an architect at Grupo Sordo Madaleno, contributing to the architectural design and urban planning of tourist developments, beach resorts, shopping centers, and residential projects.
Juan Pablo holds a Bachelor’s Degree in Architecture from the Universidad Iberoamericana and completed a professional program in Commercial Real Estate Analysis and Investment at MIT (Massachusetts Institute of Technology). He is an associate member of the Urban Land Institute (ULI), and speaks fluent English and Spanish.
